How to Know When It’s Time to Replace Your Roof
Your roof is your home’s first line of defense. Waiting too long to replace it can lead to leaks, structural damage, and expensive repairs. On the other hand, replacing too early means wasting money. So how do you know when the time is right? Here are the key signs for PEI homeowners to watch for.
1. Shingle Damage
- Missing, cracked, or curling shingles.
- Granules collecting in gutters (a sign asphalt shingles are breaking down).
- Bald spots where shingles have worn thin.
2. Leaks or Water Stains
Dark spots on ceilings or walls, damp attic insulation, or active leaks are clear signals your roof is no longer watertight. Even small leaks can spread quickly if not addressed.
3. Moss, Mold, or Rot
Excess moss or algae growth doesn’t just look bad, it traps moisture that can rot wood decking beneath your shingles. In PEI’s damp climate, this is a common sign of roof decline.
4. Roof Age
- Asphalt shingles: 15–25 years.
- Cedar shingles: 20–30 years (with good maintenance).
- Metal roofing: 40–70 years, often longer.
If your roof is nearing the end of its expected life — especially after harsh PEI winters and storms, it’s smart to plan ahead for replacement.
5. Rising Energy Bills
Poor insulation and hidden leaks in an aging roof can let warm air escape in winter and cool air out in summer. If your bills are climbing, your roof might be the culprit.
PEI roofing guidance
In PEI, roofs take a beating from wind, salt air, and freeze–thaw cycles. Regular inspections are the safest way to know when to act.
